About Negotiated Scope

How It Works

Used primarily for private projects, Negotiated Scope bids allow a private owner the opportunity to select a contractor during the design phase of a project. Negotiated Scope typically involves a Guarantee Maximum Price (GMP) and is generally similar to CM@Risk (apart from timing of contractor selection).

Advantages

When a contractor is selected during the design phase, a team relationship is created through the preconstruction phase, simplifying the entire construction process.
